Texas property owners should protest annually since An annual appeal minimizes property taxes, sometimes well below market value.

DCAD Value Involved in Judicial Appeals

The influence of the hot and overpriced property market can be seen in judicial lawsuits, as more properties than ever are being protested at the very top of the pyramid. Dallas County saw a mind-blowing $103.74 billion in value contested by district court lawsuits in 2024. This is quadruple the value that was appealed in 2014. The increasing costs of building materials and land mean that the value of every piece of property in the county is going up.

Multi family housing had topped commercial properties for the most value for two years in a row, but standard businesses managed to regain the lead in 2024. $49.03 billion in multi family property was contested, next to $50.73 billion for commercial appeals. Urban areas typically see apartments as the No. 1 source for business value, so the close race between the two types is no surprise. Single family homes set a new record with $2.02 billion in value disputed.
